Kitchen and bathroom remodeling in Glenview.

Glenview grew fastest after the Edens opened in 1951, and most of its kitchens were built for that era: closed off from the family room, sized for one cook. We have completed three kitchens in Glenview, and we plan every project here from measurements at your home, with the village’s permit and registration process built into the schedule.

Opening a postwar Glenview kitchen to the rest of the house.

Glenview’s history runs from incorporation in 1899 through the postwar boom, when farmland gave way to new streets and houses, to The Glen, built on the former Naval Air Station after it closed in 1995. The largest share of the houses we see are from the postwar decades: ranches, split-levels and colonials with a kitchen behind a wall from the family room. The most common project opens that wall, adds an island with seating, and plans storage and lighting for a room that will now be seen from everywhere.

Newer houses in The Glen and elsewhere usually have the open plan already, and the remodel is about cabinetry, surfaces, appliances and lighting chosen together rather than structure. In both cases we draw two or three layouts with their costs before any finish is chosen.

Village permits and what needs one

Glenview requires a permit for remodeling or altering any structure, for changing the number or location of plumbing fixtures or piping, for new electrical work and for changing to a different heating, cooling or ventilation system. Replacing cabinets or flooring without layout changes or electrical work does not need one. Applications go to the permit clerk or through the village’s online portal, reviews typically take ten business days, and the village checks contractor license, bond and insurance. Between December 1 and February 28 the village extends a 25 percent discount on building and plan review fees for single-family improvement projects, including interior remodeling.

Contractor registration and inspections

General contractors, electricians and plumbers must register with the village before work begins; a general contractor provides a bond, a certificate of insurance and workers’ compensation coverage, and plumbers provide their state license. Residential inspections include rough framing, rough plumbing, rough electrical and a final, with more as job conditions require. We are registered, and the inspection points are built into the construction schedule so rough-in is not covered before the inspector has seen it.

Landmarks

Glenview adopted a Preservation Ordinance in 2002, and its handbook says a certificate of appropriateness is required only for work that changes the exterior appearance of a landmark visible from the public way, and is not required for interior work unless it changes the exterior. Only a handful of structures have been designated. A kitchen or bathroom remodel inside the walls is outside this review; we confirm anything exterior for a designated property.

Bathrooms in Glenview

Bathroom remodeling in Glenview.

A postwar Glenview bathroom is usually a five-by-eight hall bath with a tub, and a primary bath that is barely larger. Complete remodels here often enlarge the primary bath into a closet or a bedroom corner for a walk-in shower and a double vanity, which is a plumbing and framing project the village permits and inspects at rough-in. Hall baths are rebuilt within their footprint with a level floor, a waterproofed tub or shower, a vanity with drawers and a proper exhaust fan.

Newer houses in The Glen come with larger bathrooms, and the remodel is about tile, a curbless shower, a freestanding tub and lighting rather than the footprint. In every house the plumbing and electrical rough-in is inspected before the walls close, and heated tile floors are one of the most requested additions.

Postwar houses usually have sound framing and drywall, which keeps the finish stage shorter than in a vintage city house, but their panels and plumbing were sized for the 1950s and an open kitchen with an island, wall ovens and induction often needs a subpanel and new circuits. Opening the family room wall adds engineering and a permit; winter filings earn the village’s fee discount.
