A Logan Square greystone or two-flat puts the kitchen at the back of a long, narrow floor, with the plumbing stacked between floors and a rear stair to the yard. The layout works with the stack, borrows light from the back wall and keeps the path to the porch clear. When a two-flat becomes a single-family house, the second kitchen often becomes a family room or a large pantry, and the remaining kitchen gets the space it never had.

The Logan Square Boulevards District

Logan, Kedzie, Palmer and Humboldt Boulevards north of Cortland form the Logan Square Boulevards District, a Chicago Landmark district designated in 2005 and a National Register district since 1985, with buildings built primarily between 1880 and 1930. For a designated Chicago Landmark or a building in a landmark district, the Historic Preservation Division reviews permit applications so the work does not affect the significant historical or architectural features named in the designation ordinance. The City says those features are typically the exterior elevations visible from the street, and that no additional permits are required for landmark buildings. A kitchen or bathroom remodel inside the walls is therefore usually outside that review; a new window, vent or rear opening on a designated building may not be, and we confirm it for the address before drawing it.

City permits

The Department of Buildings’ Express Permit Program covers building repairs and a limited range of small improvement projects through an online platform, with guided worktypes that include electrical work, plumbing work, nonstructural interior alteration and mechanical work. A kitchen or bathroom remodel that alters plumbing or opens a wall goes through the standard permit process instead. We file whichever applies and schedule inspections before the walls close.

Greystone and two-flat bathrooms sit on the stack with the kitchen, so a complete remodel keeps the toilet and tub near their positions and rebuilds everything else: a level floor, a waterproofed tub or walk-in shower, a vanity with real storage, an exhaust fan ducted outside and lighting at the mirror. In a converted building the waterproofing protects the unit below, and we flood-test it before tile.

Owners bringing a two-flat back to a single-family house often gain a second full bathroom from the former upstairs kitchen or bath, which is drawn with the rest of the floor so the plumbing routes are settled before the proposal. In a bungalow the bathroom is the original small room off the hall, rebuilt within its footprint with a heated tile floor where the owner wants one.

Buildings from 1880 to 1930 carry the usual unknowns behind the walls: galvanized supply, cast-iron drains, plaster over lath and wiring altered by earlier owners. Proposals here tend to include more plumbing and electrical updating than a kitchen of the same size in a newer house. Structural openings, two-flat conversions and any exterior change on a landmark-district building add engineering, permit and review time.
